How much does air conditioner cleaning cost?
Most single split system cleans sit between $140 and $170. Ducted systems start around $300, and ceiling cassettes around $400. But the number on a quote depends on more than the system type, and the cheapest figure is not always the cheapest outcome. Here’s what actually drives the price, and how to compare quotes properly.
What air conditioner cleaning typically costs
A residential split system clean generally falls in the $120 to $200 range per unit. Price broadly tracks scope. A cheaper service is usually a faster one, addressing the filters and the surfaces you can see. A higher price generally reflects a longer job with the casing removed, the coil and blower fan cleaned directly and the drain flushed. Anything well above the range should come with a clear explanation of what the extra covers.

What actually drives the price
System type and complexity
This is the biggest factor. A wall-mounted split comes apart in a predictable way. A ceiling cassette needs to be worked on overhead, often from a ladder or platform, with the fan and drain pan accessed from below. A ducted system involves the indoor fan coil unit plus returns and registers spread across the building. More components and harder access means more time on site.
How many units
Per-unit pricing usually improves once we’re already on site, because travel and setup are shared across the job. It’s why property managers and body corporates generally book multiple units together. If you have three or four splits through the house, it’s almost always cheaper to do them together than one at a time across the year.
Access and height
A unit at standard head height above a bed is straightforward. One mounted high in a stairwell, above a fixed cabinet, or in a warehouse three metres up is a different job with different equipment. Outdoor units on roofs or awkward walls add time too.
How contaminated it is
A system serviced last year needs less time than one that hasn’t been touched in eight. Heavy build-up on the blower wheel, a fully blocked drain line, or growth that has spread into the casing all add labour. This is the main reason honest quoting sometimes needs eyes on the unit first.

What should be included in the price
Before you compare two numbers, make sure they’re for the same work. A clean worth paying for involves opening the unit up so both faces of the coil, the full circumference of the blower wheel and the drain can be treated, not just washing the filters and wiping the front.

Why the cheapest quote often costs more
A very low price generally means one of three things: the job is a surface clean, the operator isn’t insured, or the figure quoted isn’t the figure you’ll pay. The third is the one that causes the most grief, because extras get added once the unit is already apart.
The other real cost of a surface clean is that it doesn’t last. If the coil and fan were never reached, any contamination on them is still there, so odour tied to those surfaces tends to return and you pay twice. Common questions
Why do quotes vary so much between companies?
Because they’re often for different work. A filter wash and a full strip-down clean can both be described as “air conditioner cleaning”. Ask what gets dismantled and whether the drain is flushed, and the difference in price usually explains itself.
Do you charge less for multiple units?
The per-unit rate generally comes down for multiple units at the same property, since travel and setup are already covered. Tell us how many and we’ll price the job as a whole.
Is there a call-out fee?
No. The quoted price is the price for the work. Properties well outside our service areas may carry a travel component, which we mention before booking.
Can you quote without seeing the system?
For standard splits, yes, from the system type and unit count. For cassettes, ducted systems and anything with difficult access, a photo or two is usually enough for us to give you a firm figure rather than a range.
Is cleaning cheaper than repairs?
They’re different things, and cleaning won’t fix a mechanical fault. What cleaning does address is the blocked-drain water damage and airflow restriction that come from neglect, both of which cost more to put right than the clean would have.
